This website is operated by Modernview Serviced Accommodation ("we", "us", "our"), 87 Cassio Road, Watford WD18 0QN. We are the data controller for the personal information described in this policy and are registered with the Information Commissioner's Office (ICO) under registration number ZA833639.
This policy covers this website only. When you book through eviivo or message us on WhatsApp, you leave our site and that service's own privacy policy applies.

What this website collects
- Enquiries you send — the enquiry form doesn't store anything on this website. It opens your own email app with your message ready to send, so we only receive what you choose to email us: usually your name, contact details and the details of your enquiry.
- Website analytics and session recordings — only if you accept analytics cookies: technical information about your visit, such as pages viewed, page load times, errors, browser and device type, and approximate location derived from your IP address. We may also record how you interact with the site, such as page scrolls, clicks and mouse movements, so we can replay a visit and spot problems. All text on the page and anything you type into forms is masked, so your name, email address and messages are not captured.
- Anonymous visit statistics — if you decline analytics cookies, we still count page views, page load times and errors using Amazon CloudWatch RUM, without cookies or recordings. Nothing is stored on your device and your page views aren't linked together, so we can't build a picture of your visit.
Until you make a choice in the cookie banner, this website doesn't collect anything about your visit.

We do not sell your personal information or use it for automated decision-making, and we do not use it for advertising.
Session recordings
If you accept analytics cookies, we may record your visit using Amazon CloudWatch RUM's session replay feature. A recording shows how pages were used, such as where you clicked and how far you scrolled, so we can find and fix problems. It is not a video of your screen. All page text and anything you type is masked before it leaves your browser, and recordings are never used to identify you or for marketing. You can turn recordings off at any time by choosing "No thanks" in .
Services this website uses
- Amazon Web Services — provides our website analytics (Amazon CloudWatch RUM). Session recordings and analytics cookies are only used if you consent.
- Google — serves the fonts used on this site and the map on our location page, which means your IP address is sent to Google when those load.
This website also links to eviivo (bookings) and WhatsApp (chat). Nothing is shared with them unless you follow those links.
These providers may process data outside the UK. Where they do, they are required to protect it with appropriate safeguards, such as UK adequacy regulations or the International Data Transfer Agreement.
How long we keep it
- Emails sent from the enquiry form that don't lead to a booking — up to 12 months.
- Website analytics data, anonymous visit statistics and session recordings — kept by Amazon CloudWatch RUM for up to 30 days.
